If you’re selling your home and the photos in your listing are underwhelming, you’re not alone. I’ve been there too – it’s what led me to start this business.
When your property has been listed for a while with little response, there are a few things to consider. The biggest factor is always price – if your home is significantly overpriced, no amount of good marketing will fix that. But assuming your pricing is realistic, the next major factor is your listing’s presentation. And that starts with the photos.
Why photos matter more than you think
When buyers browse Rightmove or Zoopla, they filter by location and price first – those are the deal-breakers. But after that, what makes them click on one property over another? The photos.
Good photos grab attention. Bad photos make people scroll past. If two comparable homes are listed – one with good photos, one with bad – it’s no secret which gets more clicks. And if buyers don’t click through to your listing, they certainly won’t be booking viewings.
Why estate agent photos often fall short
Some agents take property photos themselves as part of their service. While some of them do a decent job, many rush the process:
- Bad timing – The shoot often happens the same day they sign you up, with no regard to conditions. The house isn’t fully prepped, it’s raining, and it’s bin day on the street.
- No preparation – If you weren’t expecting them to take pictures that day, you haven’t had chance to declutter, finish decorating, or complete those small repairs.
- A “that’ll do” approach – The goal is often speed, not quality. Get some shots, get the listing live. Photos get taken with little attention to composition or lighting.
- Inconsistent equipment – Agents aren’t professional photographers. Basic cameras, poor lighting, angles that distort rather than flatter.
But once those photos go online, they set the first impression of your home.
You don’t have to use your estate agent’s photos
This is what many sellers don’t realise: you can hire an independent photographer to get proper images of your property.
Does poor photography mean you need to change agents? Not necessarily – they might still be good agents, just not great with a camera. You might be locked into a contract. But you don’t have to settle for bad photos.
And you don’t have to have an awkward conversation telling your agent their photos aren’t very good. Nobody wants that. Instead, take control and get the job done to your standards.
Will your agent let you use different photos?
Almost certainly. Developers and investors who flip properties regularly often have their own preferred photographer and simply send images over when the property is ready to list. It’s not unusual at all.
When you get the photos back, drop your agent a line: “We got some new photos done – could you update the listing with these?” It’s just business. If the photos are better, they benefit too – they’re more likely to sell the property.
When you work with me, I provide a usage license that allows you to use the images with any agent you engage. If you switch agents later, you keep your marketing – no starting over.
How it works

- Book the shoot – I can usually fit you in within a couple of days. We’ll discuss if you need extras like drone shots or video.
- Update your listing – you’ll have edited images within 48 hours. Send your picks to your agent and you’re done.
