Airbnb & Holiday Let Photography

When you’re running an Airbnb or holiday let, your images need to work hard for you. Every day they need to persuade guests to pick your listing over the others vying for their attention. If your images don’t look bright, clean and welcoming, you’ll lose out on potential bookings.

Investing in quality imagery for your listing is a no-brainer. Even if better images only result in a few extra bookings this season, the investment will more than pay for itself.

Don’t just take it from me – this is what Airbnb have to say:

“Listings with professional photography stand out against others. In previous studies, we’ve noticed that listings with professional photography may deliver higher earnings and bookings; hosts with professional photos may earn up to 20% and receive 20% more bookings than other listings in their area.” – Airbnb

My Approach

My standard approach uses professional lighting to create bright, clean images with accurate colors – the kind of polished look that performs well on Airbnb. If you specifically prefer available-light photography, that’s available too.

Airbnb shoots are scheduled with time to capture your property properly, including details, amenities, and host portraits if needed. I don’t just shoot the space – I shoot the details. Hosts can provide key features that should be highlighted to potential guests, such as accessibility measures, which need to be shown.

If you send over your listing in advance I can work out a shotlist to make sure we cover all the necessary amenities too.

Pricing

Airbnb photography is priced to reflect commercial usage, longer shoot times, and the detailed coverage holiday lets require. These images work for you year-round across multiple booking platforms – the investment pays for itself in a few extra bookings.

Unlike estate agent photography (single-use, short listing period, limited coverage), Airbnb shoots are:

  • Multi-year commercial licensing for ongoing booking platform use
  • Detailed property documentation including amenities, accessibility features, and selling points
  • Scheduled with proper time to capture everything that matters to potential guests
  • Shot and edited for maximum booking appeal, not just “adequate listing photos”

With average nightly rates in Yorkshire ranging £120-300, a few extra bookings more than covers the investment.

Dark Sky Photography

Properties located in or near the North York Moors Dark Sky Reserve have a unique selling point – genuine dark skies and stargazing opportunities. I can document this with nighttime photography and astro shots that showcase what guests will actually experience.

Weather and moon dependent and requires specific planning, but creates imagery that differentiates your listing from every other rural cottage. Price on application – contact to discuss.
